Frequently Asked Questions

The OVA Fund I is a real estate fund managed by Octave Vantico, a joint venture between Octave Holdings & Investments and VANTICO Investments. The fund invests in two types of properties: necessity-based retail centers, like grocery-anchored shopping centers, and medical-anchored real estate, like dental and outpatient care buildings.

The fund is open to accredited investors only. Any offering is made only through a confidential offering memorandum.

Class A: $100,000, Class B: $250,000, and Class C: $1,000,000.

The primary difference between the classes revolves around distributions. Class A is built for steady income, with a 9% preferred return. Class B is a balanced option, with a preferred return plus a share of the average annual return in excess of 7%. Class C is built for growth, with no preferred return but a higher share of the average annual return.

Distributions are paid monthly, between the 15th and 20th of each month.

The fund targets an overall average annual return of 22-24%. Targets vary by class: Class A targets an overall 9%, Class B targets an overall 16-18%, and Class C targets an overall 18-21%. These are targets, not guarantees.

Yes, there is an option to invest indirectly in the fund via OVA Amana Investments.

Canadian investors can participate indirectly through OVA Canada LP and Luxembourg investors can participate indirectly through Octave Luxembourg SCSp.

For investments in excess of $500,000, we have structures permitting investments on a
tax-deferred basis under Sections 1031 and 721 of the Code.

Yes, the fund accepts self-directed IRA and Solo 401(k) capital.

Investors receive a pro-rata share of depreciation, which may help offset taxable income. Investors should speak with their own tax advisor about how this applies to their situation.
